Armenia and Greece sign military cooperation plan for 2023

The program for 2023 includes 21 activities, of which 15 will take place in Greece and 6 in Armenia:

Cabinet approves military-technical cooperation agreement with Czech Republic

The Government of Armenia on March 30 approved the agreement on military-technical cooperation with Czech Republic which was signed in 2019.
The agreement envisages cooperation in military education, defense industry, military history and museology, as well as participation in peacekeeping missions abroad. It will be sent to the Constitutional Court to determine its compliance with the constitution, and in the event of receiving a positive response the agreement will be submitted to parliament for ratification.

“In 2019, we met with representatives of Artsakh and signed a cooperation agreement between my region and Artsakh. Azerbaijan has advanced troops 100 to 300 meters in five points, Armenia’s National Security Service says

After August 2022, a part of the road connecting the Lachin Corridor to Armenia was still passing through the Azerbaijani territory after the Kornidzor Bridge. That part of the road and its adjacent territory were controlled by the Russian peacekeeping forces.
According to the agreements reached yesterday between Armenia and Azerbaijan, the border guards of the two countries were to be deployed on both sides of the border along the above-mentioned section in the last days of March.
According to the NSS, there has been “misreading of maps” and in some places, the Azerbaijani side, without waiting for pre-arranged adjustments, started positioning and carrying out engineering works.

Iran appoints new Ambassador to Armenia

Common App Essay 7.5/10: The essay I worked on the most I ended up scrapping after applying to a handful of school regular and wrote a completely new one in one night. So roughly half my schools received the og draft and the latter half (schools w/ deadlines past Jan 5) got this one that I am rating. It was definitely reflective of my interests and values, and read somewhat smart. However, I think it doesn't really purvey my authentic voice and isn't all that creative. I really regret not working harder on this essay.
Supps 8/10: These obviously varied from school to school, but generally, I would say mine were pretty standard. I thought some were really good, and others were just alright. I wrote most of these in two weeks over winter break (something I also very much regret doing--should've managed time better). Strangely, I was rejected or waitlisted from schools I thought I wrote well for and accepted to those I didn't. Like the common app essay, could've worked longer and been slightly more creative with these.

American & Russian History Teacher 10/10: This guy is my all-time favorite teacher and I am certainly one of his favorite students. We have built a very personal relationship since junior year and we share a lot of common ground (he also loves philosophy); this guy is really more of a personal friend than he is my superior. We've read various books together (outside of the curriculum) and meet up outside of school to debate and/or just talk and catch up. We both fangirl over Dostoevsky or Nietzsche who are the centerpieces of many of our literature discussions. I get great grades in his classes as well. He actually offered to write my LOR and said that he "would not disappoint" so I think it's safe to say this was a strong one.
Stats Teacher 9/10: Had this teacher in 9th grade Alg II Honors and in 12th grade stats. I do very well in her classes and really try to go above and beyond in comprehension and quality of work (which she has explicitly recognized). She has a reputation for writing strong LORs and was more than happy to write one for me (based on her reaction when I asked).

Georgetown Interview 7/10: My interviewer was super relaxed and low-key which was nice, but really just wanted to get through his questions instead of striking up an interesting conversation. Overall it went fine and my answers were good, but nothing remarkable about this one.
Stanford Interview 8/10: My interviewer was also fairly relaxed but tried harder to instigate a conversation. The first bit was mostly just going through his questions, though he would add in tangential questions based on my answers which were engaging. We started conversing for the last bit about the Hoover Institute which was great. I covered all my major talking points so I felt alright about it. However, to be totally honest, my interviewer had a bit of an accent which at times was somewhat difficult to understand (especially via Zoom), though luckily no major misinterpretation or slip-up of any kind occurred.

I would’ve applied to Stanford REA but I got seriously concussed a week and a half before the deadline and couldn’t finish my essays.
My path in high school was unconventional. I only really started thinking seriously about college at the end of sophomore year and some sub-optimal grades in my freshman year did some damage to my GPA. Needless to say, I had a lot of self-doubt and criticism regarding my odds at many of the schools I applied to, given the aforementioned setback. I would also describe my ECs and academic interests as somewhat unconventional, which made it hard for me to gauge whether my expectations were realistic or not. In retrospect, I realize my ECs were relatively mediocre, and my essay writing could've been better and I think my results are reflective of that. Unfortunately, I have a lot of regrets about how I spent my time in high school and the effort I put in, and I can't help but feel I might be in a better position had I worked harder. To this point, what is most disappointing is not which specific schools I got rejected from or accepted to, but knowing that their rejections are symbolic of unrealized potential (in staying consistent with being a philosophy buff, I don't measure my self-worth based on school names, or try not to at least). In the end, however, I believe my relatively unique path kinda worked out for me and I am content that I tried to stay true to my interests and values instead of entirely bending to the will of A2C haha. My advice would be along those lines: pursue things that actually interest you at a high achieving level and you will find success not just with college admissions (which is never a guarantee), but more importantly, in life.

2023.04.01 02:45 1Tim6-1 A New Theory and Suspect in the case of Patricia Schneider and April Irene Lamont


Patricia Schneider was a 25-year-old waitress that disappeared from an unincorporated part of Riverside County called Pedley. She got off work from the Palamino Station in the early morning hours of Sunday August 1, 1982. Having car problems, she stopped at a Circle K mini market near the cross streets of Limonite and Van Buren. She was seen talking with two men with Sandy hair who were apparently assisting her with her car. She called her boyfriend twice while at the mini mart with the last call being around 3 am. She has never been seen since. However, her car was found about 2 miles away from the mini-market near Van Buren and Dolittle in the city of Riverside. It had been set ablaze. Police found her purse in the car.
Patricia was survived by her mother who lived in Banning California and did not have a phone and her aunt who lived in Laguna Hills California.
Patricia’s disappearance has at times been associated with the Disappearance and murder of Dorothy Jane Scott (1980, Orange California). The primary reasons for this is that the cars of both women were found burning hours after their disappearance. Additionally, a story about Patricia showed up in the Orange County register, due to her aunt and friends living in Laguna Hills.
What I have not previously seen noted is that Patricia was not the only disappearance on Limonite Avenue on that weekend in 1982.
On Friday, July 30, 1982, at around 4 pm, two miles from the mini market Patricia was last seen at ten-year-old April Irene Lamont was kidnapped while riding her bike to the Stater Brothers grocery store on the corner of Limonite and Etiwanda in the unincorporated part of Riverside County called Mira Loma. A search would be conducted for April and her bicycle would be found four miles North near Etiwanda and the 60 freeway in an industrial area called the Mira Loma Space Center. The following morning her body would be found dumped behind a Mobil gas station on Valley Blvd and the 60 Freeway in the unincorporated part of Riverside County called Rubidoux. The cause of death was believed to be asphyxia due to strangulation.
Media reports of April’s murder quickly disappear with only a blurb appearing the San Bernardino Sun, a few articles appearing in the Press Enterprise, and a couple of articles in The Record, a small newspaper published in the area.
Despite many search efforts, I have never been able to find any stories regarding a resolution to April’s murder case in the media. I have also been unable to locate any court records regarding anyone being charged with the April's. However, April’s murder does not appear on any of the unsolved sites.
At first, I thought this may have been because of the father’s attitude as portrayed by an interesting quote in one of the articles. It was the only quote from a family member which I found. A reporter apparently caught him on his lawn within a day or two of the murder. The reporter quoted the father as saying, “I had three children. Now I have two.”
I can only interpret this as being the words of a broken man. Based on witnesses statements there is no doubt that April was abducted by a stranger, so the father would not have been under suspicion. As the father did not appeal for the perpetrator to be caught or have any other cries for justice we have to assume he simply accepted the fact that nothing would return his daughter to him.
Reading through the articles of the time, it seems the unincorporated areas of Riverside County known as Rubidoux, Indian Hills, Glen Avon, Pedley, and Mira Loma were striving to become a booming city. So there may have been reason for the media not to emphasis the unsolved murder of a 10 year old girl. However, efforts to become a city seemed to be foiled by a scandal called the Stringfellow Acid Pits, which involved the dumping of toxic materials in the Jurupa Mountains which was found to have leaked into the Pyrite Creek. Today, all of those communities are known as the City of Jurupa Valley, which was incorporated in 2010.
So, the question remains, why is April’s murder not a cold case listed like that of Patricia’s?
I believe the reason is because authorities know who killed April and it is highly likely the same person killed Patricia as well.
In 1982, there was a child rapist abducting and sexually assaulting young girls in Los Angeles, Orange, and San Diego counties. He was known as the Lost Dog Rapist, because he would ask children to help him look for his lost dog and then snatch them. He would take them for a long ride in his car and then sexual assault them in the car or a motel room. Later releasing them by dropping them off at some other location.
Though he had been preying on girls for some time in the area, as things seemed to heat up in Los Angeles and Orange counties, he moved to San Diego County. There he picked up a girl and kept her overnight in a motel. However, he slipped up as the girl was able to lead the police back to the motel, where he had taken her.
Within a couple of month’s Los Angeles Police Investigators would fly to Kansas and working with Investigators there, discovered that the address used to register at the Mission Valley Motel in the San Diego was one that had been frequented by a man who had been arrested for indecent exposure and then jumped bail. Shortly after that arrest in 1977, a series of rapes occurred in the Kansas City area. They involve home brake-ins as well as at least one rape on the streets. Most of the victims were girls around 9 to 12 years old, but one was 17 and another 20 years old. Victim identified the photo of the man who had skipped bail as their attacker. The name he was known as was Roscoe James Short.
Soon, a connection was made to an incident in Albuquerque New Mexico in 1974. There a man identified as James Henry Ginn Jr. who was also known as Patrick James Kerwin was arrested after being pulled over for a traffic infraction. As the officer was speaking with Kerwin, two women approached them and indicated the man had just attempted to abduct one of them. One of the women said that she was leaving her waitressing job when Kerwin grabbed her and put a knife to her thought. He forced her into the passenger side of her car, but she was able to escape when the car would not start. The second woman came to her rescue as she screamed and so the man fled to another car where he screeched out of the parking lot causing the near by officer to pull him over. Investigators there connected Ginn with a number of other attack on girls aged 14 to 16 years old. Eventually, Ginn known there as Kerwin would be charged with seven counts of aggravated assault, five of sodomy, and one count of kidnapping for crimes he was identified to have committed in the area. According to media reports, Kerwin would escape prosecution after unwittingly being released from a psychiatric hospital.
Between his activities in Kansas City and Albuquerque in 1976, Ginn would be arrested in Azusa California under the name Patrick Kerwin as part of a drug bust involving 4,400 pounds of marijuana. The drugs were found when police responded to reports of a burglary. There they found 400 crates of onions each with 11 pounds of marijuana hidden under the onions. The marijuana had a street value of more than $250,000. Ginn was arrested with two other accomplices at the time.
In 1979, Ginn was active in Corpus Chirsti, Texas where a 10 year old girl was raped. In that case, a man and a woman lured the girl to the car telling her they needed her help looking for a lost dog. They then took the girl to a motel in Victoria where she was tied to a bed, blind folded and gagged. The man then raped and sodomized her as the woman took photograph of the act. The girl was then dropped off at a restaurant back in Corpus Christi.
In the late 70’s and early 80’s, Ginn would be active in Denver Colorado, where he was known as the Baby sitter rapist. Twenty-two attacks on girls ranging from age 4 to 15 would be identified. In these attacks he would force his way into a home where he would assault babysitters and the children they were watching.
In May of 1982, LAPD Chief Darryl Gates would announce they had identified the Lost Dog Rapist as Roscoe James Short. At the time, they listed a number of aliases the man was known to used and stated they did not know what his true name was, but that they were sure who was committing the rapes. They also indicated the individual was a known drug trafficker. Within a couple of weeks, the LAPD would indicate that the man’s true identity was James Henry Ginn Jr.
Attacks had gone quiet in Los Angeles, Orange and Sand Diego Counties after the March 1982 abduction of the girl in the San Diego area. That same month, March, a 9-year-old girl named Jenny Kao was murdered at a Pasadena Mall while selling candy and the Lost Dog Rapist was considered a suspect. Another girl was attacked in Venice, a Beach area of Los Angeles, but some of the details of the attacks were different, so police were skeptical.
After the May announcement of Short being the suspect and the clarification that his real name was James Henry Ginn Jr. things were quiet in Los Angeles, Orange, and San Diego Counties in the months of June and July. However, in Riverside County April would be murdered on July 30th and Patricia would disappear 36 hours later on August 1st.
On August 18, 1982, Ginn would be arrested by the FBI in a restaurant in Denver Colorado. By October, Ginn would be charged with 37 counts in four states and through a plea bargain he would be sentenced to 83 ½ years to be served in Colorado.
So, recapping what we know about Ginn:
- He is a rapist that has been active since at least 1961.
- He committed a series of rapes in multiple cities.
- He used different methods of operation, including abducting children from the street and forcing women into their own car.
- Has attacked waitresses as they left their jobs.
- He is known to have attached girls and young women.
- He is known to have had accomplices in abductions.
- Possibly involved in child pornography.
- Involved in drug trafficking.
- Skipped bail repeatedly and seemed to have a knack for alluding prosecution.
- He used over 10 aliases.
- On a couple of occasions, he was described as having blonde hair, though his hair was brown with gray in it.
When investigating the Dorothy Scott murder, I uncovered four men who were involved in a kidnapping and rape spree in Orange County at the time of her abduction in 1980. Those four men were involved in sexually assaulting seven young women, mostly teenagers, raping them and releasing them. For their crimes they were sentenced to 400 years in prison. It is curious to me that a man involved in the molestation of so many children, with a knack for escaping justice would get such a sweet deal in comparison. A deal that would have him released after 40 years, allowing him to be free today. I tend to wonder if some additional information came along with Ginn’s confession as he was clearly involved in organized crime of some fashion.
Interestingly, enough a little over a week before Ginn’s plea bargain would be announced, four agencies would raid a property in the unincorporated part of Riverside County called Glen Avon where they would find over $100,000 in stolen cars. According to media reports, they uncovered the location when a truck load of soap bound for Burbank (neighbors Van Nuys where three of the Los Angeles attacks occurred), was reported stolen from Colton. When the incident was reported to the Riverside FBI office, an agent there remembered the truck as being one he had seen at a Glen Avon address. It does not say why the Special Agent had been checking out the address in Glen Avon. They used that information to obtain a warrant for the property, where they discover a chop shop of stolen vehicles and other property.
It is my belief that the murder of April and the disappearance of Patricia may likely be the work of Ginn. Although Ginn had not been identified as a murderer, it is very possible that with the heat on him he could have opted to kill April rather than leave a witness in the area he was hiding out. It is also possible he involved accomplices that preferred no witnesses remain. April also could have accidentally been asphyxiated as part of the act. As for Patricia, it is likely her remains are somewhere between Riverside and Denver Colorado.

2023.04.01 02:29 moonbeam-moth Another last-minute bingo post

I actually finished all these by the end of 2022. I had put off posting about it, but seeing everyone else post theirs this week motivated me to get something up :). This was my first year doing bingo.
Row 1
LGBTQIA List Book: Kushiel's Dart by Jacqueline Carey. This book had been hovering around on my radar for a while, so this was the impetus I needed to actually read it! I loved the mix of personal and political stakes in Phedre's story and the nuanced ways all her relationships developed over the course of the book. I'm also a sucker for a hot evil woman. Planning to read the next one this year!
Weird Ecology: Dawn by Octavia Butler (hard mode). I read the second book, too, but I think I liked Dawn better (plus, I think it fits this category better, being on the ship the whole time). I think this book is incredible and is really a triumph of perspective - we're brought along with Lilith every step of the way, as her feelings towards the aliens, other humans, and herself changes. I'll be finishing the trilogy soon.
Two or More Authors: The Memory Librarian by Janelle Monae (and others) (hard mode). I was excited when I heard about this book because I really liked the Dirty Computer album/film. I thought it was an interesting decision to make this a book of stories with really very little connective tissue between them, rather than something more tightly woven, but I think it worked out. (The one story that is a more-or-less sequel to the album actually ended up being my least favorite, I think). My favorite stories in here were probably the titular one and "Timebox." I'd happily read a volume 2 or other sci-fi by Monae.
Historical SFF: Siren Queen by Nghi Vo (hard mode?). I am a huge fan of Vo's Singing Hills Cycle so I was looking forward to this one. (Even if I may be stretching the definition intended in this category - but this story is rooted in a specific historical setting, so I think it should count?). I saw a negative review point out that this book never really lost the "three novellas in a trenchcoat" structure that it apparently started out as. I'd probably have to agree with that, and the overall plot momentum was definitely the weakest point here, but I was enjoying reading about the world and main character's endeavors enough that I didn't mind.
Set in Space: Far from the Light of Heaven by Tade Thompson. I picked this book up after seeing someone on this sub describe it as an example of bad marketing - you think you're going to get a locked-room mystery on a spaceship, but that's really not what it is. And knowing that going in, I was more interested in the world constructed around the thriller at the core, which was one of space exploration and colonization at a still very much in-progress place. I was interested and engaged the whole time, but it didn't particularly grab me.

Standalone: The Space Between Worlds by Micaiah Johnson (hard mode). I really loved this one! The central concept is one of the best examples of having the sci-fi rules of the world directly tied into and supporting the main themes of the story I've seen in a while. The character work with the protagonist was also really strong. Excited to see what Johnson does next.
Anti-Hero: Sleeping Giants by Sylvain Neuvel. This was my hardest square to fill from the books I read last year (that I wasn't using elsewhere) and I think I'm stretching it with this one...because my biggest takeaway by the end was that I wanted the sinister interviewer to be more evil! I was so hooked at the beginning and through the middle, but I was hoping for a darker ending I guess.
Book Club: The Order of the Pure Moon Reflected in Water by Zen Cho. This is the fourth book by Cho I've read, and unfortunately the only one I haven't 100% loved. It was fine, but I really felt like it suffered from the length. I wanted more time to go deeper with these characters and world.
Cool Weapon: Spear by Nicola Griffith. I thought the writing in this was lovely, but something about it just didn't really stick with me after I finished it. I'd give something else by this author a try though.
Also, I thought I was going to use Silver Under Nightfall by Rin Chupeco for this square until I re-read the rules and I don't think it counts - which is frustrating because I do have strong opinions on that one!
Revolutions and Rebellions: She Who Became the Sun by Shelley Parker-Chan (hard mode). I read this for the Hugo packet this year, and I'm so glad I did. I was fascinated and absorbed the whole time by the motivations of all the characters, especially the protagonist, and it had such a great ending (I find more and more that books live and die by how well they stick the ending, for me).

Name in the Title: Piranesi by Susanna Clarke. I've seen people talk about this book a lot here, so I don't have much more to add, but I love how this book does so many things well: it's a creepy-house horror, an epistolary novel, and a true crime thriller all in not much page length.
Author uses initials: Even Though I Knew the End by CL Polk. This one unfortunately combined two trends I already mentioned: a novella that I wanted to spend more time with,* and an ending that left me cold.
Published in 2022: The Book Eaters by Sunyi Dean (hard mode). I went into this with sky-high expectations, because the premise is just so cool to me, and because of that I think it didn't quite blow me away as much as I was hoping. But I still really enjoyed it! I thought it did a really excellent job of immersing us in this subculture of the bookeaters that looked a lot like groups and themes we're familiar with but with a twist of the alien. I think this was a debut and I'd easily read Dean's next book.
Urban Fantasy: The Ghosts of Rose Hill by RM Romero. This was one of those YA books that I thought was fine, but I felt I would have really enjoyed more if I was in the actual target audience.
Set in Africa: Lagoon by Nnedi Okorafor (hard mode). I keep thinking about the incredible pacing in this book: it takes place over just a couple of days, and we hop between a bunch of characters in that time (and, arguably, genres: I was expecting aliens to be the only speculative element, but that isn't the case), but it's frenetic and thrilling without being rushed. (I also read and loved Okorafor's Remote Control last year, but figured I had enough novellas on this list.)

Non-Human Protagonist: Legends and Lattes by Travis Baldree. I've already stated this on this sub: this book reads like fanfic for someone else's DnD campaign. Which I enjoyed, as someone who likes both DnD and fanfic, but I continue to be surprised by the really high praise I've seen for this book. It was enjoyable for a day or two of reading but nothing that special beyond that.
Wibbly wobbly timey wimey: My Real Children by Jo Walton (hard mode). This was great - gripped me all the way through. I don't know what else to say besides that it was just a neat premise really well executed.
Five Short Stories: I subscribed to a few magazines last year, and have been tracking the stories I've read out of them, so I had a bunch to choose from! My top 5 short stories I read last year:
And that doesn't even include the novelettes! I also adored Zen Cho's collection Spirits Abroad and would have used it here if she wasn't on my bingo elsewhere!
Mental Health: Just Like Home by Sarah Gailey (hard mode). I had super high hopes for this book because The Echo Wife floored me in the best way, and I was not disappointed. This book made me uncomfortable in exactly the way I wanted. I will read whatever Gailey writes next.
Self Published: Not Seeing is a Flower by Erhu Kome (hard mode). This was a fun short read with a very cool concept.

Award Finalist: Skyward Inn by Aliya Whiteley (hard mode). This was not really what I thought it would be - I thought it would focus more on the titular inn, I guess - but I really liked how it just got more unsettling as it went along. A nice slow build. (I also ranked one of Whiteley's short stories, Cold Trade, in my top 10 this year).
BIPOC Author: The Sleepless by Victor Manibo. My favorite thing about this book was just spending time in the what-if scenario where some people lose the need/ability to sleep and exploring what that world would look like and how it would develop from our own. Didn't quite stick the landing but I'd read another book from Manibo, especially since this was a debut.
Shapeshifters: A Snake Falls to Earth by Darcie Little Badger (hard mode). This was a YA that did hit for me even as an adult! I thought the two worlds and the stakes between them were well-balanced and blended together.
No Ifs, Ands, or Buts: Native Tongue by Suzette Haden Elgin. I read this last spring and it was my favorite book I read last year. I don't really know how to explain why; I just read it at the exact time I needed to. I loved how this book dwelled on the mundane day-to-day tasks of living in a dystopia contrasted against the long timeframe and long-term goals of the various characters.
Family Matters: The Last Dreamwalker by Rita Woods (hard mode). What I keep coming back to with this book was that it was a little messy in the way that dreams and families are. The protagonist changes her mind and leaves and comes back a couple times and retraces her steps in a way that just felt very real.

My goal for next year is to write up reviews as I go along, because trying to do these all at once and think back made me wish I had better notes!
*I worry this makes it seem like I don't like novellas, but I do, I'm just a little picky and I read several that I really liked last year! But none of my favorites filled a bingo square.

Hi all! I have a cavapoo puppy that is such a difficult and picky eater. I feel like I tried everything I could and at this point I just need advice. I used to feed him science hill diet along with shredded dr marty’s freeze puppy mix as a topper. At first, he would eat fine but now he smells the food and walks away. I don’t think he doesn’t like it because he only eats with me right next to him or if I put a portion of the food in front of him. He doesn’t eat from his bowl but he does when the food is on the floor. Sometimes I have to put the food in his kong toys then wiggle the food in front of him in order for him to eat. It takes about 30 minutes or longer to finish his bowl. I recently changed his diet to open farm puppy mix, the turkey freeze dry from open farm, and bone broth but it is the same daily struggle. I tried shredding pieces of heated boiled chicken and blending the kibble with hot water but he takes a few bites and walks away leave 2/3 of the bowl left. I want him to eat from his bowl and on his own because I am going to college soon and I won’t have the time to feed him like a human baby. Any advice?

Residential Contracting 101
With over 20 years of building experience, I would like to share with you my insights in navigating becoming a successful contractor. With many different avenues of the building world its key to understand what problems will arise on any given day. A man once told a saying that stuck-the 6 p’s in life- Piss Poor Preparation leads to Piss Poor Performance. Preparation builds everything in construction, without preparation the jobsite will not run correctly. The best advice I was ever given was to learn a little about every trade giving you the ability to understand trade lingo and secrets. An example would be painters use the terminology flash; this means when the sub structure bleads through the paint. Subcontractors will give the best pricing if they respect your knowledge of the industry. If the subcontractor feels they will have to hold your hand through the job they will charge an extra fee…i.e. I call it the aggravation fee. In this blog I will explain the key elements in finding success in all aspects of the industry. Contracting is a physically and emotionally demanding job which requires planning and foresight to complete projects on time within budget. Picking your customer is just as important as picking your employees or subcontractors. I have worked for some of the most demanding customers leading me to question at the end if the job was even worth it. Sleepless nights, constant changes, lack of payment, lawsuit threats, adding work that was in the contract are just a few things you could face with a tough customer. With so many moving parts at all times it is critical to be able to adapt to changes within a short time frame. Materials will come in damaged, subcontractors will be late, employees will get sick, but the deadline you set does not change. The stress can be overwhelming at times keeping your mind in a good place is key to navigating all that is thrown at you. Choosing your client picking the right jobs-Keep these questions in mind The first question to be asked is what the time frame is to start the job to see if it fits within the timeframe for your business. If the time frame doesn’t work then move on from the project or let them know when you would be available to start. If the client really wants to use, they will wait until you are available. Taking on too much work will only lead to problems. Construction is a serviced based business, staying on top of the project and client will eliminate an unhappy customer and construction issues that will be over seen. With online presence if details are missed and customer service lacks it will only be a matter of time the phone will not ring. The second question to be asked to the client is do they have a budget in mind for the project. If they answer yes this is good, follow through with what the budget is. If the budget seems low let them know, this will eliminate a tire kicker, educate them on what the price range could be. If the budget seems reasonable then continue the discussion to the next question. If they answer no let them know that you can give them an estimate to see if the project is feasible with their finical capabilities. Taking on a job that is not correctly budgeted will lead to an unsatisfied customer due to non-transparency of the construction cost. The third question to be asked is anyone else bidding on the job, if the answer is yes, understand you might just be number check for the contractor doing the job. Dig a little deeper and find out how many numbers they are getting and why. If your business model is to be competitive be completely transparent with customer, this will gain trust with them. Let them know you get what you pay for and if you they choose the lowest bid it could lead into lack of quality of work.
The fourth question I will ask is there any specific subcontractors they wanted to use. If the answer is yes then I would explain to them you only use the subcontractors you have a working relationship with. Otherwise, this could backfire as the subcontractor might not show, do subpar work, talk behind your back to the homeowner. In my experience I would stay away from using any homeowner to alleviate problems down the road. A quick conversation now can save headaches down the road. The fifth question I will ask are planning on getting the job permitted, this needs to be known it takes more time for the permitting process. Plans will have to drawn submitted and approved to the city before work can commence. The sixth question I will ask if a residential remodel is are you going to be living through the remodel if yes understand this will take more time to navigate the project due to answering questions and cleaning the house on a daily occurrence. I would recommend seeing if the customer would be willing to move into an Airbnb or friends for at least the demo portion of the project. If they do plan on living through the remodel add a couple hours a day to accommodate the extra time that will be required. The seventh question I would ask in a residential remodel is how old the house is to see if there is asbestos that would need to removed by a proper company. A home built before 1979 will most likely have some asbestos in the house, use a licensed company with proper insurance to dispose of the materials. If everything looks good to this point find out a little more about the client personality. If the client seems reasonable, I would bid the job. Unreasonable people can cause you more stress than its worth. These are some red flags I would look out for. Some jobs are not worth the money. Very demanding in the way you are going to perform your job- I.e., tell you how you are going to do your job- You’re the professional not them! Give you a hard time about your price- haggle with price you estimated- The price is the price! If they are a family with little money and you want to help them out is one thing, if they are trying to beat you down is another. Mention they have a lawyer-there is no need for them to bring up that they have a lawyer - Run for the hills as if the job goes south, you will be the one losing out! Tell you what the payment terms are. It’s your business you get paid how it works for your company. If you want to get paid every Friday, put it into your contract-If the clients do not agree move on it will save you frustrations If they talk bad about the last contractor, chances are they will talk bad about you. There is a reason why the contractor does not work for them anymore, unless he did subpar work this a red flag Clients are using an interior decorator that will purchasing all of the materials- The materials could be ordered incorrectly by the interior designer your company will not make the mark-up it deserves. Interior decorators usually add time to the job as well as act like your boss. Charging a little extra for the time and stress that it will entail is only fair. Clients want to purchase the materials- You are using your knowledge to buy the correct materials-The mark up on the materials keeps the doors open working for wages only pays the bills The husband and wife do not get along-You will become the mediator between the couple it will lead to taking sides a losing proposition- A drama free work place is always best! Dangling carrot-if you do this job the next one will be better-Only look at what there offering at the present moment, if its not a good fit do not take the job for a job down the road…Its not worth chasing a job that might not happen! The Art of the Sale First things first selling your company is all about presentation. In meeting your clients for the first time show up with a collared golf shirt tucked in, belt, nice jeans, and newer shoes. Have a truck that a clean, no dents scratches, preferably washed the day you are going into your meeting. Have a leather note pad that is clean no dirt or paint visible. Show up 5 minutes early, if you’re running a little late shoot them a text to let them know. Treat the situation as if were going on a first date, best foot forward. As you introduce yourself give them a warm greeting, letting them know you are very interested in the work. Find out a little about them, hobbies, where they lived, etc etc. You are going to be working with them on a daily basis its nice to know what makes them tick. Having a good working relationship from the start is key forming a solid relationship. As the conversation progresses find out who wears the pants in the family…ie who’s the final decision maker. If its fits the wife, chances it is…..then kindly let the husband know happy wife happy life when their in a stall mate on an issue. As your looking at the project throw in some suggestions of what you think would look good from past experiences, this will get their attention that you have knowledge and want what’s best for them. If you see ways to save them money in their project let them know, money is a large point of the sale keep that in mind. Mention that you’re not the least expensive contractor but you’re not the most expensive either. Your customer satisfaction is your number one goal which leads to more time spent on keeping them happy. One happy customer will lead to another, one unsatisfied customer leads to work in the future. Bring up the fact the finishing the job on time is key goal to your business, many contractors run several jobs at once causing the jobs to be finished way behind schedule. You must stand out as having integrity, good morals, and the ability to problem solve to get the job. The clients will be testing you to see if you’re a good fit as well. Keep in mind as you take your notes that you must not forget anything they mention as it will come back before the job is completed…i.e. we mentioned that to you before we started the job! Take pictures of the proposed area for work, that way you can use it to better right your estimate. Let them know you will give them a detailed outline of when the job will be completed letting them see how long each phase will take and correlate it with your payment schedule. Before you leave their house let them know when the estimate will be sent to them. MAKE SURE YOU HIT THAT DEADLINE! Once you sent the email over with estimate make sure you get confirmation that they received it. Wait at least 2 days before checking with them, hopefully they contact you first! If they want negotiate the price, let them know that it is the best price that you can manage, its not worth losing money before you start. I closed 80% of the work I estimated by being very transparent and friendly. If you come off with an attitude charge double what the going rates are you might only land 1 out of 10 jobs as well as getting the reputation of being expensive. Bidding the job Looking up industry standards on pricing is what I would go buy for pricing. If you google the coat of any installation there will be a cost range for everything. Looking at the cost ranging from high to low I would tend to be in the middle. Some items might be low on the internet if this is the case use your best judgment not to lose money. Closing sales is key to success and keep the doors open for business. Being in the middle on pricing is key as most customers shy away from contractors that are extremely low or high on the price range. I tend not bid out hourly as wages do not pay for retirement. Bidding is better as customers no the exact price of the cost of construction. It also keeps the job moving quicker as time and material contractors take longer to complete projects…Thus costing the client more money and valuable time they could spend in their house. Using a Contract Using a detailed estimate tied to a contract covers your butt in 99% of the time. Having a piece of mind that every aspect of the job is covered in the estimate and contract protects both your company and the client. Key terms to include in your estimate/contract are. Have a schedule on excel showing the start dates and dates of each trade this will show the customer you are organized with time lines. If not written in the detailed in the estimate the item is excluded- This ensures if its not written down its not included. TBD- To be Determined- A phrase on a line item that has yet to had final decision of products or service needed. -The pricing will follow the decisions to be finalized Give out what your written warranty will be for parts and labor this changes state to state. If the homeowner provides the product than no warranty will be given on that particular item. In the contract have a start date and end date with the verbiage subject to change due to weather, product delivery, change orders Have a progress payment schedule to ensure the client understands when funding will be expected-Including if not payment is rendered service to the project will stop. Have written terms of how change orders will be charged-cost plus 20% or a set fee Make sure in your contract that arbitration is required versus going to court- This will save lawyer fees and going to court Many contracts can be found online and each state requires different contracts
Finding leads Finding leads is easy with the right network of people. I personally do not find working for friends or family members a good fit. Relationships get strained when money is involved, causing undue stress for both parties. I have listed a couple of ways to build a network or find work using the internet. Get in contact with realtor’s- Realtors have a big client base of homeowners who need work done Contact local Architects to see if they are working with any general contractors Leave some business cards at your local materials suppliers-Doowindow/lumber-many times clients will ask salesman for a referral. Join a business networking group- BNI is one of many Join a internet website lead generation company- Houzz, Angie’s List, Home Advisor, thumbtack, Yelp run an ad on craigslist Use a marketing company to market your website-This could become costly with little results Create a Facebook business page Create a Yelp business page
Building your subcontractor base Having 2 subcontractors for every trade, gives you the flexibility of completing jobs on time if the one the subcontractors is too busy at the time you need their service. Your subcontractors are the face of your business, choose owner run companies that are professional. Check to make sure there license are up to date..ie workman’s comp, liability insurance, state license. Choosing subcontractors with lettered vans, logoed t-shirts is s key to looking professional in the clients’ eyes. In the past I have gotten a lot of subcontractors for material supply shops, stopping by jobsites, researching the internet using Yelp, Home Advisor, etc etc. Once you get one good subcontractor ask them if they know any other trades they would recommend. One good subcontractor leads to another in most cases. The key to having a good group of subcontractors is to let them know that you are there to get help them get the job done. They do work for you but without them you are nothing…keep that in mind! Make them aware a clean jobsite is required at the end of everyday to ensure the proper safety for all parties including theirs! Over the years I have referred a lot of companies work when there is only 1 trade needed. Referring work to subcontractors is a good way to get top priority when you have work that needs to be completed ASAP. Timing is everything in times of emergency having a good group of subcontractors will make your business run smoothly. Pay your subcontractors immediately after performing work, this will make them feel appreciated! A happy subcontractor is one that will gladly go the extra mile for you knowing that there not just a number to your business! Buying lunch once a week for the jobsite is always a good token of appreciation!
Supervising In supervising any jobsite its key to monitor everything from materials on hand, weather, vehicle parking (if applicable), jobsite safety, and subcontractors’ workmanship. If you hired a professional there should be little supervision in the work being performed, on rare occasions a new hire might need some mentoring to get the results completed correctly. If you see a problem with there work address it with the worker directly, no need to call his boss…. building repour with the worker letting him know you got his back goes miles down the road! Checking in on the job first in the morning to answer any questions or changes that need to be conveyed and once in the afternoon to make sure all work be completed is done per construction industry standards. A job that is run blindly will have many more issues than one that is watched over. I have seen many jobs with no site supervision, leading to subpar quality work as well as safety hazards. Its better to be like an eagle than cluck like a turkey!
Working with the City/Inspectors On permitted jobs the city and site inspector will be a large part of how smoothly the job runs. Each phase of construction has an inspection allowing for the project to continue. Make sure your subcontractors are aware that the project is inspected before starting the job. The best way to stay on his good side is to provide a clean jobsite and having the job built to the highest standards possible. When having the site inspected be courteous to the inspector asking any questions or concerns you have with the work during the job. Being completely transparent will save you aggravation of problems down the road. The more he trust you the better if you seem sneaky or rude he will make your life a living nightmare! Many inspectors will have an attitude towards you….I suggest keeping quiet and doing what ever he wants….he’s the boss no need to get in a pissing match you will not win at. How to deal with irate customer Stay calm during any argument with an irate customer. Never raise your voice or show that you are bothered by their disgruntled behavior. If the customer is trying to get more from you than agreed upon stand your ground. Worst case scenario is you walk from the job, which in the long run be more of a loss for the client. I have only run into a couple of these clients; they are unreasonable and not worth losing sleep over a few dollars. Its best to terminate the relationship as it would be my best guess that a referral from this customer would not be one you wanted anyway. If you feel it was just a miscommunication on your end, take reasonability and remedy the problem. Taking accountability for your mistake will go a far way in their eyes and on future issues that arise. Prepping the homeowner pre-construction Before starting the job, it very important to give the homeowners a warning of what will happen during the construction process.
  1. All furniture in the proposed working area must be moved- I would recommend having the clients take care of this to limit the risk of damage to their belongings.
  2. There will be dust that will be in the house up to 3 months after construction-I would recommend hiring a construction cleaning company at the end of the job even so after it is cleaned dust will be present months after words.
  3. There will be conflicts between you in the homeowner at some course of the job. - You will do your best to eliminate them as quickly as they arise-i.e. material damages, miscommunication, job delays
  4. All decisions on materials must be made before the start of the job- this will eliminate job stoppage due to materials not being on site.
  5. All materials will be on site before commencement of job-
  6. Payment structures must be made per contract otherwise job will stop until payment rendered
  7. Cars are to be moved out of the driveway- Ensures ease of loading and unloading of materials/tools
  8. Give the specific hours that workers will be present- i.e. 7-3:30
  9. Determine what areas are allowed to be used as staging for tools/materials
  10. If animals are present in the home that they put outside or in a room during the day
  11. All valuables in the house are locked in safe
  12. Ask if using client’s household bathroom is okay or to bring in Porter Potty
  13. Being transparent as possible is key to keeping a great relationship with your client!
During Construction During construction it is key to take detailed photos to eliminate any damages that were not caused by the construction process. I would also make a video to ensure all areas are included. All subcontractors should also take progress pictures to ensure if problems arise in the future, they will not be responsible for any work that they did not perform. Keep an on-going log of progress to the homeowners and share the pictures for there records. This will keep homeowners excited of the progress being made. When the house is gutted to the studs it is important to have construction photos showing where all utilities are run in the walls or sub floor. If there is a problem in the future there will photos showing all utility locations. Protect all flooring with plywood or floor protective. I also like to protect front door and tarp all areas where subcontractors are to be working. Make sure to cover any chandeliers/furniture/doorways with plastic to eliminate dust. Ask the homeowners if they have any concerns that they could think of. We’re all human and possibly a detail was missed! Post Construction Phase If the project went smoothly appreciation should be shown to the customer. Find out if the husband likes a particular type of liquor. Bring the wife a bouquet of flowers. Send a Christmas card to the family letting how much you appreciated the work. You know you have done a good job if they tell you they will refer you to their friends. The best compliment you could receive is a good referral. In Summary Try to find a knitch in the market, I found kitchens to be a great remodel projects. Bathrooms are tough as they are small, expensive with little profit margin with every trade involved. Windows/doors are also another great knitch as they can be installed quickly. There are so many different remodeling items that can be stream lined to make the selling installing process flawless. Once the core group subcontractors are in place the job almost runs itself. Every day is a learning experience with new materials or methods in construction. Keeping up with codes, materials, fluctuating labor and material cost is a job within itself. Anyone can be a contractor with the right mindset.

So, my little guy is getting old enough and acting stable enough that I think it would be OK to travel with him on a bike.
I am looking for recommendations for an electric bike that can carry a baby (junior toddler) and cargo. The main uses will be travel with the baby to and from the grocery store / farmers market / playground. The desired range is 15 miles with cargo and hills.
I've built several electric bikes in the past. The biggest limitation was always that I had to carry the batteries & controller in with me whenever I went into a store, as I didn't want them stolen.
Therefore, although I think its a horrible design choice (batteries wear and need to be replaced periodically) I have to strongly consider bikes where the battery is built into the frame and not removable. I don't have the energy to carry both the baby and the batteries into the store.
Question for sanfrancisco - what are people doing to secure the baby seats and cargo setups on their bikes? Pre-baby, I rode with two locks; one for the frame and rear wheel, and the other for the front wheel. Do I need three locks now? A chain? or are people just not stealing baby bike seats?
Also open to a tricycle.

Patricia Schneider was a 25-year-old waitress that disappeared from an unincorporated part of Riverside County called Pedley. She got off work from the Palamino Station in the early morning hours of Sunday August 1, 1982. Having car problems, she stopped at a Circle K mini market near the cross streets of Limonite and Van Buren. She was seen talking with two men with Sandy hair who were apparently assisting her with her car. She called her boyfriend twice while at the mini mart with the last call being around 3 am. She has never been seen since. However, her car was found about 2 miles away from the mini-market near Van Buren and Dolittle in the city of Riverside. It had been set ablaze. Police found her purse in the car.
Patricia was survived by her mother who lived in Banning California and did not have a phone and her aunt who lived in Laguna Hills California.
Patricia’s disappearance has at times been associated with the Disappearance and murder of Dorothy Jane Scott (1980, Orange California). The primary reasons for this is that the cars of both women were found burning hours after their disappearance. Additionally, a story about Patricia showed up in the Orange County register, due to her aunt and friends living in Laguna Hills.
What I have not previously seen noted is that Patricia was not the only disappearance on Limonite Avenue on that weekend in 1982.
On Friday, July 30, 1982, at around 4 pm, two miles from the mini market Patricia was last seen at ten-year-old April Irene Lamont was kidnapped while riding her bike to the Stater Brothers grocery store on the corner of Limonite and Etiwanda in the unincorporated part of Riverside County called Mira Loma. A search would be conducted for April and her bicycle would be found four miles North near Etiwanda and the 60 freeway in an industrial area called the Mira Loma Space Center. The following morning her body would be found dumped behind a Mobil gas station on Valley Blvd and the 60 Freeway in the unincorporated part of Riverside County called Rubidoux. The cause of death was believed to be asphyxia due to strangulation.
Media reports of April’s murder quickly disappear with only a blurb appearing the San Bernardino Sun, a few articles appearing in the Press Enterprise, and a couple of articles in The Record, a small newspaper published in the area.
Despite many search efforts, I have never been able to find any stories regarding a resolution to April’s murder case in the media. I have also been unable to locate any court records regarding anyone being charged with the April's. However, April’s murder does not appear on any of the unsolved sites.
At first, I thought this may have been because of the father’s attitude as portrayed by an interesting quote in one of the articles. It was the only quote from a family member which I found. A reporter apparently caught him on his lawn within a day or two of the murder. The reporter quoted the father as saying, “I had three children. Now I have two.”
I can only interpret this as being the words of a broken man. Based on witnesses statements there is no doubt that April was abducted by a stranger, so the father would not have been under suspicion. As the father did not appeal for the perpetrator to be caught or have any other cries for justice we have to assume he simply accepted the fact that nothing would return his daughter to him.
Reading through the articles of the time, it seems the unincorporated areas of Riverside County known as Rubidoux, Indian Hills, Glen Avon, Pedley, and Mira Loma were striving to become a booming city. So there may have been reason for the media not to emphasis the unsolved murder of a 10 year old girl. However, efforts to become a city seemed to be foiled by a scandal called the Stringfellow Acid Pits, which involved the dumping of toxic materials in the Jurupa Mountains which was found to have leaked into the Pyrite Creek. Today, all of those communities are known as the City of Jurupa Valley, which was incorporated in 2010.
So, the question remains, why is April’s murder not a cold case listed like that of Patricia’s?
I believe the reason is because authorities know who killed April and it is highly likely the same person killed Patricia as well.
In 1982, there was a child rapist abducting and sexually assaulting young girls in Los Angeles, Orange, and San Diego counties. He was known as the Lost Dog Rapist, because he would ask children to help him look for his lost dog and then snatch them. He would take them for a long ride in his car and then sexual assault them in the car or a motel room. Later releasing them by dropping them off at some other location.
Though he had been preying on girls for some time in the area, as things seemed to heat up in Los Angeles and Orange counties, he moved to San Diego County. There he picked up a girl and kept her overnight in a motel. However, he slipped up as the girl was able to lead the police back to the motel, where he had taken her.
Within a couple of month’s Los Angeles Police Investigators would fly to Kansas and working with Investigators there, discovered that the address used to register at the Mission Valley Motel in the San Diego was one that had been frequented by a man who had been arrested for indecent exposure and then jumped bail. Shortly after that arrest in 1977, a series of rapes occurred in the Kansas City area. They involve home brake-ins as well as at least one rape on the streets. Most of the victims were girls around 9 to 12 years old, but one was 17 and another 20 years old. Victim identified the photo of the man who had skipped bail as their attacker. The name he was known as was Roscoe James Short.
Soon, a connection was made to an incident in Albuquerque New Mexico in 1974. There a man identified as James Henry Ginn Jr. who was also known as Patrick James Kerwin was arrested after being pulled over for a traffic infraction. As the officer was speaking with Kerwin, two women approached them and indicated the man had just attempted to abduct one of them. One of the women said that she was leaving her waitressing job when Kerwin grabbed her and put a knife to her thought. He forced her into the passenger side of her car, but she was able to escape when the car would not start. The second woman came to her rescue as she screamed and so the man fled to another car where he screeched out of the parking lot causing the near by officer to pull him over. Investigators there connected Ginn with a number of other attack on girls aged 14 to 16 years old. Eventually, Ginn known there as Kerwin would be charged with seven counts of aggravated assault, five of sodomy, and one count of kidnapping for crimes he was identified to have committed in the area. According to media reports, Kerwin would escape prosecution after unwittingly being released from a psychiatric hospital.
Between his activities in Kansas City and Albuquerque in 1976, Ginn would be arrested in Azusa California under the name Patrick Kerwin as part of a drug bust involving 4,400 pounds of marijuana. The drugs were found when police responded to reports of a burglary. There they found 400 crates of onions each with 11 pounds of marijuana hidden under the onions. The marijuana had a street value of more than $250,000. Ginn was arrested with two other accomplices at the time.
In 1979, Ginn was active in Corpus Chirsti, Texas where a 10 year old girl was raped. In that case, a man and a woman lured the girl to the car telling her they needed her help looking for a lost dog. They then took the girl to a motel in Victoria where she was tied to a bed, blind folded and gagged. The man then raped and sodomized her as the woman took photograph of the act. The girl was then dropped off at a restaurant back in Corpus Christi.
In the late 70’s and early 80’s, Ginn would be active in Denver Colorado, where he was known as the Baby sitter rapist. Twenty-two attacks on girls ranging from age 4 to 15 would be identified. In these attacks he would force his way into a home where he would assault babysitters and the children they were watching.
In May of 1982, LAPD Chief Darryl Gates would announce they had identified the Lost Dog Rapist as Roscoe James Short. At the time, they listed a number of aliases the man was known to used and stated they did not know what his true name was, but that they were sure who was committing the rapes. They also indicated the individual was a known drug trafficker. Within a couple of weeks, the LAPD would indicate that the man’s true identity was James Henry Ginn Jr.
Attacks had gone quiet in Los Angeles, Orange and Sand Diego Counties after the March 1982 abduction of the girl in the San Diego area. That same month, March, a 9-year-old girl named Jenny Kao was murdered at a Pasadena Mall while selling candy and the Lost Dog Rapist was considered a suspect. Another girl was attacked in Venice, a Beach area of Los Angeles, but some of the details of the attacks were different, so police were skeptical.
After the May announcement of Short being the suspect and the clarification that his real name was James Henry Ginn Jr. things were quiet in Los Angeles, Orange, and San Diego Counties in the months of June and July. However, in Riverside County April would be murdered on July 30th and Patricia would disappear 36 hours later on August 1st.
On August 18, 1982, Ginn would be arrested by the FBI in a restaurant in Denver Colorado. By October, Ginn would be charged with 37 counts in four states and through a plea bargain he would be sentenced to 83 ½ years to be served in Colorado.
So, recapping what we know about Ginn:
- He is a rapist that has been active since at least 1961.
- He committed a series of rapes in multiple cities.
- He used different methods of operation, including abducting children from the street and forcing women into their own car.
- Has attacked waitresses as they left their jobs.
- He is known to have attached girls and young women.
- He is known to have had accomplices in abductions.
- Possibly involved in child pornography.
- Involved in drug trafficking.
- Skipped bail repeatedly and seemed to have a knack for alluding prosecution.
- He used over 10 aliases.
- On a couple of occasions, he was described as having blonde hair, though his hair was brown with gray in it.
When investigating the Dorothy Scott murder, I uncovered four men who were involved in a kidnapping and rape spree in Orange County at the time of her abduction in 1980. Those four men were involved in sexually assaulting seven young women, mostly teenagers, raping them and releasing them. For their crimes they were sentenced to 400 years in prison. It is curious to me that a man involved in the molestation of so many children, with a knack for escaping justice would get such a sweet deal in comparison. A deal that would have him released after 40 years, allowing him to be free today. I tend to wonder if some additional information came along with Ginn’s confession as he was clearly involved in organized crime of some fashion.
Interestingly, enough a little over a week before Ginn’s plea bargain would be announced, four agencies would raid a property in the unincorporated part of Riverside County called Glen Avon where they would find over $100,000 in stolen cars. According to media reports, they uncovered the location when a truck load of soap bound for Burbank (neighbors Van Nuys where three of the Los Angeles attacks occurred), was reported stolen from Colton. When the incident was reported to the Riverside FBI office, an agent there remembered the truck as being one he had seen at a Glen Avon address. It does not say why the Special Agent had been checking out the address in Glen Avon. They used that information to obtain a warrant for the property, where they discover a chop shop of stolen vehicles and other property.
It is my belief that the murder of April and the disappearance of Patricia may likely be the work of Ginn. Although Ginn had not been identified as a murderer, it is very possible that with the heat on him he could have opted to kill April rather than leave a witness in the area he was hiding out. It is also possible he involved accomplices that preferred no witnesses remain. April also could have accidentally been asphyxiated as part of the act. As for Patricia, it is likely her remains are somewhere between Riverside and Denver Colorado.
