Thoughts:
#1 - It didn't all work out the way I'd have wanted. NYU Stern is fucking great, I def know that, but can't help but feel a bit saddened by all the rejections, especially Wharton, given the amount of Wharton-specific stuff on my profile, as well as the LORs from Wharton-affiliated people, and the fact that my best essays were for them.
#2 - Another thing that could've affected me was that there were also some issues with my school since there was some drama regarding an applicant faking their resume, and that resulted in the school getting only 2 ivy acceptances in RD, while we have historically gotten more than 10 every year. We also got no acceptances from Duke, Stanford, or UChicago, despite historically getting at least 3-4, and having really great applicants this year.
#3 - Nevertheless, for all you internationals out there - there's a lot of luck involved in this process, especially if you're an applicant from an extremely competitive country like India or China. So definitely ensure that you've got good backups somewhere. I went all out for the USA, applying only to super-reaches because I knew that I had a good backup in India in case nothing worked out.
Keep looking out for opportunities for all types of extracurriculars, since they're a really important part of your application, and definitely ensure that your essays don't look refined or artificial, they should be something that makes the AO feel a personal connection with you.

Hi,
I'm graduated in architecture and urbanism since 2012, in Belgium. I worked 3 years in the field before I realized that I didn't really like it (bad experience in an office and especially the ratio work time / pay that I found ridiculous compared to other profession.
So I'm currently an archviz artist, for big firms around the world, the pay is better than when I was an archi, less stress, and I feel like I'm doing something more creative.
But even if I like that, I feel a bit burned to be on a computer 8/9H by days, me who always wanted an outside view but never really knew how to do it... But what worries me the most, and even anguishes me, is the AI revolution in progress.
So I know that there are several camps, the optimists who think that AIs will be simple tools or will improve our work and the others, who think that it will take a big part of our work. I'm part of this, especially with what I do for the moment, "illustration".
Even in the other tasks of architecture, I am not very optimistic:
Illustration : Stable diffusion + Addon, can already do almost my work, a few more years and it will be done .. ( vera for revit is a great example,not yet perfected, but it's coming)
Quote, plan analysis, metric, specifications : Chat GPT can write and analyze data and images, I think it will be able to do it almost automatically by providing plans in a few years.
Planning permits : There are already some solutions doing almoste everything automatically. Like Airplan in Belgium.
Drawing and imagining plans: Some solutions are already on the way... Finch, Testfit, architechtures (Nvidia developping also on this side). And whatever, i don't want to be on revit 8H/days, i dont really like this

Communication and text : chat gpt
The only field I see available would be sales (real estate) and site control, but I confess I have almost no experience there since I switched early in my career. In one case as in the other I will have to start at the bottom.
In short, I would like to be done with being in front of a PC all my life. And whatever people say, from my side (archviz artist), I'm convinced that I have to think about a rescue plan now, the illustration business being in danger according to me. I am 35 years old, I would like to avoid a career change in 10 years. One of the positive points is that one of the only advantage of architecture is that it opens the doors to several professions.
So what do you think? What do you think is the best career choice taking all this into account?

I’m in the process of buying a 2023 Subaru crosstrek and I’m going to trade in my 2017 Honda civic. I understand the sales tax is lowered with a trade in from the difference in price on the vehicles. My question is, which price difference is it?
Say the crosstrek is $30,000 and my Civic is valued at $15,000 but I owe $5,000 on it.
Would the sales tax on the car be taxes on (30k - 15k = ) $15,000 now? From the price of my car? Or is it what I’ve paid off which is 10k so the sales tax would be taxed on (30k - 10k = )$20,000?
Ultimately I’ve looked at YouTube videos and googled but nothing pops up for my question, I just want to know what to expect for my sales tax lol. TIA

My hunch is that this could be removed with a polishing cloth, but I never wanted to mess with it and enjoyed its appearance. I am the second owner of the pen, but I have only inked it twice since purchasing some time ago. The original owner indicated it had been tuned by Kirk Speer shortly prior to my purchasing it. - Pelikan M1000 Green Stripe Fine Nib, Condition B/D - When I purchased this pen, it came with a fine nib that had been damaged and repaired but wrote more like a medium or even a broad. Accordingly, I purchased an entirely new replacement fine nib from a reputable online retailer and placed the new nib in the pen. Hence, the notation of the D rating. However, the pen itself is in terrific shape, and the new fine nib writes perfectly. I will be including the original fine nib that writes more like a medium or broad with the purchase if the purchaser wishes to have it also. Price: $500.00 + $10.00 shipping in CONUS.
- Parker Duofold Centennial (Modern) Fine Nib, Condition A2/B - There's not much to say about this pen. It is a great writer and feels really nice in the hand. It has only been inked a couple of times, both times with Waterman Serenity Blue. Price: $250.00 + $10.00 shipping in CONUS.

Recently, I attended a Plano townhall at UT Dallas. Councilman Shelby Williams talked about, in great detail, how Plano was giving DART $100 million, and they only saw a fraction of that value returned by the services DART provided.
Shelby Williams is maybe not the most transit friendly councilman in Plano. He accused DART of wasting money running empty buses no one wants to use, and suggests that even Dallas is getting a poor return on investment from DART.
Matt Shaheen (represents West Plano in the state legislature) Ffiled a bill in the Texas state legislature that would require DART to provide service levels proportional to sales tax contribution by a member city. This would mean that, if you spend say, $80 million in sales tax to DART, DART would have to provide $80 Million worth of transit services. I want to show you all a comparison between Garland and Plano's bus network:

Keep in mind, some of these routes are also serving Richardson and Dallas, not all of those bus miles are being driven in Garland.
Lets take a look at Plano

Sure, we don't know the costs of these services, but at a glance of the map you can maybe see how Plano might actually be getting less investment from DART than a city like Garland despite spending more money on DART services. GoLink works well for Plano though, and GoLink requires a higher subsidy per passenger trip than fixed route service.
Now, here are those numbers I was talking about, what DART calculates they spend in each member city:

Fares, advertising, and federal grants. That's why they spend more in the service area cities than they receive from them.
According to these numbers, if accurate, Plano was actually getting more out of DART than their sales tax could provide in 2019.
We also can't ignore the fact that DART is spending billions to bring the silver line to Plano, or that DART will probably give Plano some pretty serious frequency improvements in phase two of their network redesign.
So, does DART need to fundamentally rethink their bus network and how they allocate resources so they can satisfy Plano? There's room for a lot of debate here, but if you ask me, I'd say no.
There are gaps and opportunities in Plano that DART should work to address. DART replaced many buses in Plano with GoLink service, but a lot of the bus routes they replaced had very limited service, or sometimes rush hour only service. It may be worth exploring giving some of the axed fixed route corridors in Plano a proper shot, with full weekend and 6am to midnight service. Some Golink zones could be added and expanded as well. So don't get me wrong, I would NOT be opposed to more DART service in Plano.
However, I believe that imposing restrictions on where costs should be allocated within the DART network, based on each member city's contribution, would be counterproductive. While this may seem like a logical approach, it could hinder DART's ability to effectively allocate resources to meet the transit needs of all member cities and their residents. When making a transit network, ideally you may want to focus on travel patterns, serving commutes, ridership, and making a network useful to their riders in Plano and other member cities. You probably wouldn't focus disaggregating cost by member city contribution because that would be a hinderance to the network. Making DART better for Plano residents or commuters sometimes requires improving the DART network outside of Plano.
How many of you would benefit from a new route or increased frequency on a route outside of the city you live in? My guess is, almost all of you can think of a few improvements to the network that would make your life better that exist outside of the city you live in. Everyone who uses the route 239 in Plano can potentially benefit from every route that serves the Addison transit center, even if that route serves some other city such as Carrolton.
The focus of DART staff shouldn't be "well in this geographical boundary, we need to spend x amount more resources here", it should be, "for our 13 member cities and their residents, lets provide the most access possible and serve their commutes as best as we can"

I'm looking into buying my first scooter, there's a Honda SH 300 for sale at a dealership with 28,000 miles, he says it's fully serviced with a new belt drive and is an excellent rider. The price is 2,800euro (good deal or no?).
I am new to scooters so I'm wondering about the mileage, is 28k miles a red flag?
The bike comes with a top box, windscreen and hand protectors installed.
Let me know your thoughts on the mileage.

Violence is on the rise in Chicago, and lawmakers are looking for ways to drive those numbers back down. One stat that has drawn attention in recent weeks is the city's number of carjackings. According to Chicago police, carjacking surged by 134 percent for 2020, bringing the total to 1,415. Rep. Marcus Evans Jr. (D), whose district covers Chicago's South Side, wants a sales ban to minors on violent video games like Grand Theft Auto. Evans is proposing an amendment to an existing 2012 law that prevents the sale of violent video games to minors. Illinois House Bill 3531 (HB3531) has been updated to add the following language:
Modifies the definition of "violent video game" to mean a video game that allows a user or player to control a character within the video game that is encouraged to perpetuate human-on-human violence in which the player kills or otherwise causes serious physical or psychological harm to another human or an animal...
Modifies the definition of "serious physical harm" to include psychological harm and child abuse, sexual abuse, animal abuse, domestic violence, violence against women, or motor vehicle theft with a driver or passenger present inside the vehicle when the theft begins.
The above-bolded text is pertinent to Grand Theft Auto, a widely popular game franchise that allows you to perform carjackings (among other violent and heinous acts). However, what's interesting is that games like Grand Theft Auto and its ilk have been around for decades; this is nothing new. A game like Grand Theft Auto alone couldn't possibly be responsible for the rise in the city's carjackings. Still, lawmakers and city officials are seemingly trying to tie the young ages of some of the carjacking suspects with the fact that the COVID-19 pandemic means that many children are at home, spending more time playing video games.
